ViaPharma, a leading distributor of pharmaceuticals on the Czech market, and one of the main suppliers of pharmaceuticals to Dr. Max pharmacies, has signed a 20-year lease agreement with the developer CTP for two Czech CTParks. CTP will prepare and hand over the premises, with a total area of almost 27,000 sqm and several specific modifications for the pharmaceutical industry, at the end of 2023. CTPark Ostrava Poruba and CTPark Brno Líšeň will be the next locations of joint cooperation, ViaPharma already leases three warehouses in Romania, including the largest ever pharmaceutical warehouse in the country with an area of 35,000 sqm in CTPark Mogosoaia.
CTP, the largest developer in the Czech Republic focused on sustainable construction of industrial and logistics real estate, is preparing facilities for ViaPharma in CTPark Brno Líšeň, with an area of almost 16,000 sqm, and in CTPark Ostrava Poruba, with an area of over 11,000 sqm. The new warehouse for ViaPharma will be the fourth pharmaceutical warehouse in Ostrava under the CTP developer. The developer has already built this type of space for UPS Healthcare in CTPark Ostrava Poruba and in CTPark Ostrava, where Alliance Healthcare also leases a pharmaceutical warehouse.
"Pharmaceutical warehouses always require a number of special adaptations, which we have extensive experience within the CTP portfolio. This is proven by this excellent cooperation with ViaPharma, with whom we have concluded a package deal for 20 years in two Czech locations, after their previous leases of CTP premises in Romania. I really appreciate that ViaPharma belongs to our client family and that we can grow together across the entire CTP network," said Jakub Kodr, Head of Business Development at CTP Czech Republic.
The developer has already established cooperation with ViaPharma in 2020, when it built the largest pharmaceutical warehouse in Romania with an area of 35,000 sqm, specifically in CTPark Mogosoaia. In the following years, the company has expanded its operations to two more warehouses in Romania and has now established cooperation with CTP also in the Czech Republic. In both new Czech locations, ViaPharma will use the premises as a base for various types of pharmaceuticals, dietary supplements, dermo cosmetics or clean household products. The product mix requires specific warehouse adaptations, which must include separate areas for different sections requiring special temperature storage, i.e., temperature- and humidity-controlled cooling zones. Both warehouses are also highly sustainable in line with the latest BREEAM certification requirements.
"The strong economic backdrop of Central and Eastern Europe has supported the expansion of our business and we believe this will continue to be the case in the years to come. We value our cooperation with CTP as they build energy efficient logistics properties to suit our needs and then continue to own and manage them for the long term. This creates an ongoing relationship between landlord and tenant and CTP understands our requirements in depth, which is invaluable as we expand our operations across Europe," commented Jan Žák, CEO of ViaPharma.
ViaPharma has been operating on the Czech market since 2013 and is currently one of the largest domestic distributors of pharmaceutical products. In addition to its main customer being the Dr. Max pharmacy chain, it also supplies pharmaceuticals to hospitals, reproductive clinics, hospices, and homes for the elderly. It is thanks to warehouses with state-of-the-art technological equipment that they provide pharmacies and hospitals with a complete supply service.
CTPark Brno Líšeň was built by CTP on the premises of the former Zetor site and today it is a modern urban industrial and business park, which will cover more than 160,000 sqm after the completion of the current phase. The production-logistics CTPark Ostrava Poruba covers a built-up area of 88,000 sqm, with the developer planning further construction. The entire park should be completed by mid-2024 at the latest.
