New highly sustainable industrial-logistics warehouses in a lucrative area near Prague

CTP, the largest developer in the Czech Republic focused on sustainable industrial and logistics real estate, is nearing the completion of a new building at CTPark Prague North. The warehouse, with the working name D8.7B, will offer 32,000 sqm of facilities upon its completion. The second warehouse, D8.7A, with an area of 20,000 sqm, will be completed in August 2023. CTPark Prague North is located near the Czech capital, as well as in a close proximity to the D8 motorway. The developer CTP will thus offer new spaces in a highly lucrative area, which has long been struggling with an exceeding demand for modern and sustainable business premises.

By expanding CTPark Prague North, the developer is responding to the strong demand for modern and sustainable facilities in Prague and its vicinity, for companies from the logistics, e-commerce, and light industry sectors. The construction has been initiated without pre-arranged tenants, giving companies a unique opportunity to acquire state-of-the-art space in an attractive location. The newest warehouse, with an area of up to 32,000 sqm, will offer units from as little as 5,000 sqm up to 32,000 sqm from March this year. The second warehouse will be completed in August 2023 and will offer an area of 20,000 sqm.

The developer is constructing both new buildings with as many sustainable features as possible, in line with CTP's strategy, aiming for a zero-carbon footprint. The warehouses aspire to achieve the highest ‘BREEAM New Construction Outstanding’ certification. Sustainable features can be found in all construction phases of the new warehouses. Recycled materials such as gravel, as well as FSC and EPD certified materials, have been used during construction. Biological supervision has been present during the process and animal protection observed. When completed, the new building D8.7B will feature modern automated LED lighting, energy saving devices, low emission heating sources, exterior roller shutters, rooftop photovoltaic panels, as well as a rainwater tank for the flushing system. Furthermore, the building will stand out thanks to its unique green facade. Features such as planting of meadow flowers and trees, a retention tank for local aquatic life, a beetle and lizard pond, or an application of a UV film on the windows to prevent birds colliding with the glass, are planned.

CTPark Prague North is strategically located 20 km north of Prague and provides excellent motorway access to the city centre and the German border via the D8 (E55) motorway (Prague - Dresden), as well as the international motorway network. Václav Havel Airport is only 30 minutes away.
