A key factor in this success—and an important element for new tenants—has been CTP’s investment of CZK 100 million (approx. €4.1 million) for ongoing modernisations and improvements. This includes the expansion of CTP’s Clubco coworking space from nearly 1,600 sqm to more than 2,300 sqm. Clubco at IQ Ostrava has become a centre of community life with more than 250 members and dozens of networking events.
The services offered at IQ Ostrava have also expanded in recent months to include Posilka Fitness gym, which opened at the end of 2025, followed by the Little Kids Village offering Finnish-style English-language education and the private ANDROS clinic, which provides men’s healthcare and hormonal imbalance diagnostics. The lobby and cafeteria are also being remodelled, and the new COKAFE café is in the final phases of being completed.
“We are building IQ Ostrava as a high-quality urban business hub. Besides offices, we have been systematically adding services and facilities that companies need for operations. Since completing the project at a cost of over CZK 1 billion, CTP has invested a further CZK 100 million into modernisation, new technologies, new designs, and developing the Clubco coworking space,” explains Tomáš Strýček, business developer at CTP in the Czech Republic.
The development of IQ Ostrava is taking place in a market where the supply of new office space has been limited. According to data from the Regional Research Forum, in the second half of 2025 Ostrava had only 245,700 sqm of modern office space, with no new buildings completed during the year.
IQ Ostrava has been awarded BREEAM Excellent certification. It is easily accessible by car and via public transportation, as it neighbours a bus depot with a direct passage built by CTP to maximise employee and the public’s comfort. Limited office space is still available starting from 100 sqm.
In addition to IQ Ostrava, CTP continues to develop its T-Park technology campus near VSB–Technical University of Ostrava and the Moravian-Silesian Innovation Centre. The new T6 building will offer modern spaces designed with sustainability, green architecture, and BREEAM certification in mind. The project combines flexible workspaces, a Clubco coworking space, café, a preschool, green terraces, and residential spaces for lease. Completion is planned for 2028.
