Czechia's Fastest-Growing Housing Market Welcomes Its Most Anticipated Project

The long-awaited reconstruction of Mrakodrap Ostrava, one of the city's defining landmarks, officially began on 11 August. The project is backed by the City of Ostrava and designed by Eva Jiřičná and Petr Vágner of AI DESIGN, making it one of the newest works by the internationally acclaimed architect. Thanks to Crowdberry, it is also a project that private investors can co-own.

A landmark saved, not replaced

Built in the late 1960s, the tower is Ostrava's third-tallest building and its tallest residential one. It has stood empty since 2013, and demolition was once on the table. Instead, the city chose to save it and made Jiřičná's design a binding condition of the sale to the developer, First Skyscraper.

"Every reconstruction is essentially a dialogue with what is already there. I do not believe the right approach is to overpower an old building at all costs," said Jiřičná. Her portfolio includes the Orangery at Prague Castle and work on the Lloyd's building in London.

The tower will rise to 73 metres and offer 111 apartments ranging from 30 to 206 m². Planted balconies with automatic irrigation will keep its façade green, and a new small park will open the site to the public. Sales are handled exclusively by Svoboda & Williams, a leading name in premium residential real estate and an exclusive affiliate of Christie's International Real Estate.

Ostrava: the market everyone is watching

Ostrava is currently the fastest-growing residential market in the Czech Republic. Apartment prices rose 21.7% year on year, 2.7 times faster than in Prague, yet they remain at around 40% of Prague levels. The region also leads the country in wage growth (9.8% in Q1 2026). Rental yields of 5–6% compare with 3–4% in Prague and Brno. Behind these figures is a city in transformation, powered by its universities, a national super computing centre and an influx of young professionals.

Opening city-shaping projects to everyone

Landmark developments like this have traditionally been reserved for investment funds and a small circle of wealthy investors. Crowdberry, a regulated investment platform, is changing that. It lets individuals invest directly alongside the developer, and co-own more than half of the project.

  • a final building permit, bank financing and a fixed-price construction contract already secured
